Woodmeadows II – The 2022 Capital Fund Story
Owners are invited to join the Board for an information and discussion meeting.
The informal session is intended to bring owners up to date on the capital planning activities of the Board since our last AGM, and forecast capital revenues and expenditures in the next few years. This will be a brief presentation followed by questions and discussion. An information package will be sent in advance for your review.

There are some who noticed that our Grounds Crew from Explosive were here on Thursday and did not cut any of the Grass. This was done on purpose. The grass is in bad shape as a result of the Heat Wave and we are doing our best to keep it hydrated but unfortunately there are a few issues that come with a Heat Wave like we are experiencing.

If we cut the grass this week, it will go dormant and not rebound as well as leaving it for the week

The Heat has also caused a lot of the water we are using to be salvaged by our trees. Where there is not enough water it is drying out grass and what looks like dead patches, are arising. This is also caused by falling needles from the Evergreens and the phosphorous that is then spread into the ground.

The grass will rebound from this without seeding but we will need to be patient a week or two before we get a good looking regrowth.

The Heat and Dryness of the grass has also brought out Ants. We will need to address this and hope to have a solution within the week.

The overgrowth in the driveways will also be addressed next Wednesday as the Crew will spray your driveways. IF you do NOT want it sprayed, please send an email to joanne.hansen@gmail.com and Joanne will make sure that your property does not get sprayed.

The Lilac bushes will be trimmed back within the next 2 or 3 weeks. They will be trimmed to a consistent height of between 5-6 feet. That consistency will remain and the will be trimmed annually as will all other open area bushes as needed by the contracted Crew

This year our AGM will be held on October 28th at 7:00 PM at the Woodcreek Community Hall.

The roofers, Ideal Insulation will start replacing the roofs when the snow is gone which may be within the next two weeks or so. Because of COVID-19, they will bring material shortly to site as required. Barring any restrictions by the government, the pandemic and weather conditions, the work will take approximately 7 weeks to complete.

1. All residents are requested to remove their vehicles for the Visitor Parking for the duration of the roofing project as this space will be needed. Please park extra vehicles in your driveway and please do not block the roadways.

2. One-half of the visitor parking will be used by the roofers for the waste bins, storage of materials, porta potty and contractor parking.

4. Garage and driveway access will be blocked off for units 54 and 58 for approximately one week. You will need to relocate your vehicle if you are planning to drive it during this time. Other units will be notified prior to their driveway access being blocked off during the work on their building. We are anticipating approximately one-week per building to complete the roofing job.

Attached is a letter from Ideal Insulation detailing their process and things to look out for. We ask that you please read it over. Please respect “social distancing” of 2 meters apart during this work and other government recommendation with respect to limiting the spread of the coronavirus.

At the AGM it was mentioned that owners were to advise us if they had any specific problems with the existing roof relating to ice damming, leaks or other issues. If you are aware of any issues, please advise us by April 15, 2020
